Kismet is located on the summit of Maria's Bluff, offering breathtaking 260º views of sunrise and sunset, and encompassing vistas of Chocolate Hole, Great Cruz Bay and St. Thomas. Kismet is built as three fully air-conditioned pavilions, offering five bedroom/bath suites in two pavilions, and the great room pavilion with separate living and dining areas, a movie theatre and a gourmet kitchen. All three pavilions open into a tiled courtyard with a sparkling pool and hot tub enjoying magnificent views of St. Thomas in the blue distance. Take a stroll off the courtyard into a garden planted with exotic date palms, majestic royal palms, tropical flowers and fruits with small private seating areas for quiet moments. Located above the master bedroom pavilion via a staircase, the breezy sunroom offers spectacular long-distance views of the pool courtyard and miles beyond to the horizon through its open arches. Seating banquettes within this scenic aerie are strewn with colorful, plush cushions from which to enjoy sunsets and cocktails. The master bedroom pavilion features a sitting room, bedroom and bath with a steam shower and bathtub. Two bedrooms are situated in Kismet's second poolside pavilion with a few stairs leading down to a second breezy patio set with a Moroccan fountain; two more bedroom/bath suites and an air-conditioned billiard room with two single daybeds, wet bar and full bath adjoin. The screening room, perhaps the only one on St. John, features a 50-inch plasma screen and a lavish and varied collection of movies on laser discs, DVDs and videos. Stunning custom woodwork throughout this incredible villa adds to Kismet's privileged aura.

Additional Information ONE COMPLIMENTARY ROUND-TRIP transfer FOR KISMET GUESTS from the St. Thomas airport to the National Park Dock in Cruz Bay, St. John: A private air-conditioned taxi van with a professional driver will meet your incoming flight at the St. Thomas airport (or at any other pre-arranged location on St. Thomas), and drive you in air-conditioned comfort to the National Park ferry dock on St. Thomas, where a private water taxi will take you directly to St. John's National Park dock. There you will be met by Kismet's concierge in Kismet's private customized Tundra safari wagon; he will assist you with your rental vehicles (if we have not already arranged for your rental cars to be at the villa), and will escort you to Kismet and get you settled. Only one transfer over to St. John and back to St. Thomas's airport is included; should your group have multiple arrivals, additional transfers can be arranged, well in advance, at your expense. (PLEASE NOTE that your arrival information is required at least 4 weeks prior to your arrival, in order to ensure that these high-demand transfer services can be reserved and provided to you).

Kismet's helpful Property Estate Managers, Adrian & Michelle, live in a separate apartment to the side of the property, and is on call there to assist you with anything you might need, including island information, daily trips, dinner reservations, babysitting, travel arrangements and other concierge services, and to answer your questions - but your total privacy within Kismet is completely assured.

Suitable for weddings, receptions and other social events - Maximum number of guests 60 at no extra charge. However there is an an additional damage deposit of USD $3000 (fully refundable) in addition to Kismet's usual USD $1500 security deposit. A 7 night or longer rental must be booked, and all of Kismet's Rules and Regulations for holding events at the property must be strictly observed. KISMET'S RULES AND REGULATIONS FOR SOCIAL GATHERINGS OF OVER 20 PERSONS:
Kismet is one of the prime places chosen for hosting social events on St. John because of its site, the sunset and sunrise views, the ambience of the villa itself, and the number of persons it can accommodate. Because Kismet is in a residential neighborhood, every effort must be made to reduce noise and its impact on Kismet's neighbors. If you wish to host such an event at Kismet, the following Rules and Regulations must be closely observed:

In an effort to reduce noise and discomfort for the neighbors and to reduce wear and tear to the villa, Kismet will accommodate no more than 60 persons at any event. Maximum overnight occupancy by no more than 12 persons must be observed at all times.

If a band is hired for any social event, the band must play only acoustic instruments. Electronic instruments, outdoor speakers and amplifiers are prohibited.

All outdoor music must end by 9:30 pm (indoor music with a dance floor available can continue with all windows closed and the air conditioning on.)

Kismet kindly requests also that efforts be made to reduce any other loud outdoor noise after 9:30 pm., including noisy conversation.

Your social event or reception itself, with any gathering of non-Kismet guests, must end by 10 pm at the latest.

All traffic coming and going from Kismet must make an extra effort not to disturb neighbors. No cars or taxis should park in, nor turn in, any neighbor's driveway. INQUIRE
